STRUCTURE

Foundation
Piled foundation and reinforced concrete raft.

Flooring directly on the ground. Parking lot
Concrete floor.

Exterior walls
The cellar walls are made on reinforced concrete.
Floors 1–6 are made of assembled reinforced concrete elements

Interior walls
Load-bearing walls are made of 200 mm assembled reinforced concrete (in between apartments and public spaces).
The interior walls of apartments are made of plasterboard; the structure is filled with glass wool to improve sound proofing.

Inserted ceilings
Hollow reinforced concrete panels.

Roof
The building has a flat roof covered with roll roofing.


Façade
Partly reinforced concrete matrix, partly building board. Parts of the exterior wall are covered with clinker façade cladding.

Windows and balcony doors

German wood-aluminium windows. Triple glazing units with selective glasses.

Doors
The building’s exterior doors are glass doors with an aluminium frame.
The apartments’ front doors are fire-resistant wooden doors covered with oak veneer.
Apartments’ interior doors:
the doors to dry rooms are wooden doors covered with oak veneer,
the doors to wet rooms are moisture-resistant wooden doors covered with oak veneer.

Stairs
Reinforced concrete stairs, the external staircase is made of concrete.

Lift
KONE.

Balconies
The balconies and terraces are connected to the main structure of the building; the metal structure of the balcony railings is covered with building board and glass.

UTILITY NETWORKS
Heating
District heating, water underfloor heating in apartments.

Ventilation
Apartment-based mechanical heat-recovery ventilation.

Water supply and sewage
Sanitary equipment corresponds to the interior design project. The kitchen sink and mixer are not included in the price.

Electricity
Switches and sockets correspond to the interior design project. Light fixtures and their installation are not included in the price.

Weak current
The living spaces are technically prepared for entering into telecommunication, Internet and TV service contracts, as well as connecting the TV and to the telephone network. The building has an automatic fire alarm system and a door intercom.

FINISHING
Ceilings
In rooms – paint.
In wet rooms – suspended ceiling.
In entrance hall/kitchen – plasterboard suspended ceiling.
In steam rooms – suspended ceiling with wooden cladding.

Walls
In rooms – plastered, filled, painted.
In wet rooms – ceramic tiles.
In steam rooms – wooden cladding.
In separate toilets – filled, painted.

Floors
In stairwells – ceramic tiles.
In rooms, kitchens – natural oak parquet, skirting boards match the parquet.
In entrance hall – ceramic tiles.
In wet rooms and steam rooms – anti-slip R10 ceramic tiles.

MAINTENANCE
Pursuant to the maintenance project approved by the Tallinn City Government.
